What is an “Accredited Investor” and should I become one? Why or why not and how? My 50M lesson.

– What exactly does it mean to be an accredited investor?
– How do I become an accredited investor? Should I become an accredited investor? What are the benefits of being an accredited investor?
– What is the BIG $50M secret I learned from becoming an accredited investor? (you’ll really want to hear this)

What is an accredited investor? In the US, the Securities and Exchange Commission (SEC) has defined an “Accredited Investor” as somebody who meets one of the following criteria:
– An individual who has a net worth of at least $1M.
– An individual with an income of at least $200k, or $300k for a couple, for the last two years and evidence showing that income will continue.
– There are some other criteria like being a “knowledgeable employee” of a private fund for example, but for the most we will just talk about the first two main criteria.

So if you meet that criteria how do you become an official “Accredited Investor”:
– There is no official certification or plaque to put on your wall.
– Instead you will contact the financial group that is offering the investment that you want to be a part of and they will screen you.
– Once you pass their screening they will consider you an accredited investor.

What information do you need to provide to become an accredited investor? This will depend on the financial institution but usually you’ll need the following:
– Tax returns.
– Financial statements and bank account balances.
– Checking and savings account information.
– W2s and other employment verification.
– A list of all investments in stocks, mutual funds, IRA, etc.
– Appraisals, land valuations, rental income receipts, etc.
– Signed documents from bankers, attorneys, accountants, etc.

There may be more, it took me a few weeks the first time. So once you do all that and you are an accredited investor, now what? What’s the point of becoming an “accredited investor” after all?

The reason, aside from it sounding cool, is that now you have access to deals and investments that the general public does not have access to, this includes:
– Private equity funds and opportunities.
– Venture capital fund raising.
– Hedge funds.
– Angel investments.
– Mezzanine funds.
– Leverage buyout deals.
– Real estate investment trusts.
– Real estate syndication deals.
– Many real estate crowdfunding sites require you to be an accredited investor to take part.

There are other kinds of special investors like “Sophisticated” or “Leveraged” and they may have different definitions but to be an “Accredited Investor” (sometimes called a “Qualified Investor”) the definition is set by the SEC.

So why did it take me so long?
– Remember until I met Azam my only income was as a full time special needs instructor so they have a LOT of questions about how my net worth grew so fast lol.
– It took me weeks to pass the test that time, but later I went through the process again and it took less than a day, what was the difference?
– Now I only work with people that I have a relationship with. So I know the brokers, bankers and accountants and they know my business. This makes everything easier.

So is it worth it to be an accredited investor? How much does it cost? Do you really get killer deals that nobody else can get?
– The process is free and the deals you get are much more risky and to be honest they aren’t much “better” because the only way you’ll win is by creating deals not finding them.
– Instead of trying to become somebody like an accredited investor who “gets good deals” you want to be somebody who MAKES them. That is one benefit to being in this world, you get to see what businesses that groups like private equity firms and others are buying and how much they are paying for them.
– That’s my $50M secret, a big reason I started to work with dermatologists is because Azam showed me how many of the accredited investor deals, private equity and other investors were going crazy about them. So when you what people want you can build a company that you know is in high demand.

To do that you don’t need to be an actual accredited investor though because you can still see the deals and gauge the interest level of different investments, industries and types of business.
