A DSCR Loan is a Type of Asset Based Lending
ABL means that the bank will look at the income of the ASSET instead of you

Debt Service = Mortgage payment
Coverage Ratio = How much of that mortgage payment does the rent cover

Three Possibilities

Negative = < 1 (.X) = Rent is LESS than debt service

Neutral = = 1 (1) = Rent is EQUAL to debt service

Positive = > 1 (1.X) = Rent is MORE than debt service

What exactly is included in the “Debt Service”
This COULD include principle, interest, taxes, insurance, HOA fees, recurring dues of
any kind, maintenance, airspace, ground rights, security, transportation, garaging,
maid services, tutoring, emergency services, airway charges, etc.

Short Answer: it DEPENDS

The BIGGEST factor in getting the best deals is your ________________
with the _____________.

Sample process of a BRRRR Deal

Buy Property for 80kwith HML
Rehab for 20k
Rent for $1,500/mo
Refinance After 90 Days 180k ARV x .80 = 144k
Repeat With Over 30k+More Than When You Started (144krefi – 110ktotalcosts)

Buy @ 80k
Rehab 20k
Rent for 1,500
Refi @ 144k (THIS is where the DSCR Loan Comes Into Play)
Right Here
Repeat with 30k More

DSCR Lenders Have Two Main Criteria
1.) LTV – Usually max. 75-80% on REFI versus purchase
2.) Mortgage to Rent Ratio – Rent must usually be 10-25% above debt service

Sounds Great, So What’s the Risk?
All in Cost: 120k
ARV: 180k @ 80%= 134k
Investor could walk away with 14k right?

Yes as long as 1:10 ratio held
134k debt payment is $1,000/mo
Rent is $1,100/mo so it is 10% more – Good

Remember a ratio of 1:10 means the rent needs to be 10% above, 1:25 means the rent needs to be 25% above the mortgage payment and debt service.

BUT look what happens if the interest rate changes on you?

Sounds Great, So What’s the Risk?
All in Cost: 120k
ARV: 180k @ 80%= 134k
Investor could walk away with 14k right?

The SAME deal but rates went higher

Now 134k debt payment is $1,200/mo
To get payment down to $1,000 mortgage must be 110k
But remember they OWE 120k on the deal so they need to COME UP WITH 10k

Now instead of leaving closing with 14k you have to BRING 10k

Now imagine five deals like that, or 10….
