How can you find motivated sellers for free and do more deals by making backup offers?
Can you really make an extra $100,000 a year just from making back up offers?
How exactly does this work and how do you actually make the backup offer?

Let’s get started!

As you may know we are always looking for “The Asymmetricals” or small inputs that create a BIG output, they create an asymmetrical ROI. This technique today is part of something we call the “Back that Asset Up… (with another offer)” technique.

This is really simple and easy to understand three step process:

– Step One: We find properties in a target market that we want to buy in
– Step Two: Next we look for recently pending or under contract houses (this is a simple searching in the MLS, Zillow or anywhere else for free)
– Step Three: We make contact and offer to make back up offers AND (much more importantly) we build a relationship with the agent/seller/buyer

And that’s it, so here’s how you make money:
– Depending on the specifics there may be 5-10% or more of offers that fall through for one reason or another, in those cases we are the first ones in line with an often discouraged and more motivated seller
– We also do deals in the future with the realtor by building the relationship correctly and we also become their favorite ‘secret weapon’ who they call when they need back up offers fast (ask yourself how many realtors have you on speed dial in case of an emergency?)
– We also make money doing things like the L/A Model and other things with the new buyer but I won’t talk about that as much today

If 5% of offers fall through:
– That means if you get in touch with 20 properties under contract then one will need a back up offer because the main one will fail
– You may need to go through 3 deals like this to find a good one that will work, that means you need to make contact and do 60 backup offers
– We often use a VA to email and leave a voicemail, the numbers are much smaller after you do this a while because it will be the same realtors
– If you make $10,000 on each deal that means if you make two backup offers a day you should make $10,000 a month
– There is another benefit to this though and that is in the relationship you build with the realtor or property manager or whoever is listing the property

The relationship is our main goal and primary objective:
– You can have your VA send the emails, leave voicemails and faxes
– You congratulate the realtor on the sale and let them know they can “Back that Asset up… with an offer”
– Once the reply they get my Propaganda Package filled with all kinds of stuff making me look awesome (The LC will skip this step)
– So the first time that I talk to the realtor they already know me and are excited to be a part of my team
– Then you can talk about the deal in question but know that MOST of the time (in this case 19 out of 20 times) the deal will NOT make you any money so you want to talk about other ways you can help them, the buyer, the seller and anybody else

Now we can do deals with them in the future, in our experiment this has made us about 2-5 times as much money as the 1 out of 60 deal.
– We had a group of Heroes test this and see what it takes to make $10,000/mo, and it is about 2-3 offers a day or 60-90 “Back that Assets” up a month
– BUT afterwards we can work with about 10-20% of the realtors and are able to do at least one deal in the next 30-60 days
– So if you connect with 60 realtors a month and keep working with 6 that means in three months you have 18 realtors sending you deals and keeping you on speed dial for backup offers

To make at least $10,000 a month in extra deals the target is to have 15-20 realtors, property managers, investors or the like (whoever lists properties) that are at least 77s or higher.
– You tell them any time they have a vacancy, repair, low or no offers, ANY listing about to expire, any rental property, tired landlords, evictions, tenant damage, or ANY other issue when they need a good long term corporate tenant or a cash offer TODAY that they should call you
– You need to make sure you actually follow up and help their clients otherwise this won’t last long
– Do what you’re supposed to and you can easily add $10,000 – $20,000 a month every month year round

So that’s how find motivated sellers for free and do more deals by making back up offers.
