Here’s a real-life example of an Indy BRRRR deal, here are the numbers, pictures and upcoming updates so that you can follow along the entire process A-Z from start to finish

You’ll see exactly how much money each step costs and the exact profits at the end, the whole process

– Remember, these are REAL LIFE deals here in Indy that we are doing right now, whether it is a FLIP for quick cash, a BRRRR or standard Buy/Hold we use this actual real-life deal as an example to learn something, each DD has a purpose.  We have many more deals going just like todays, but I’ll dissect one deal for today because they all work just like this: Self Similarity.

Okay so, as a reminder here are the details on the Flip/BRRRR deal Brooklyn:

Purchase Price: 140K Money Down: 30k
Rehab Price: 50K
HML Amount: 160K
HML Payment: 1,200/mo Total Cost: 190k
ARV: 250K
Market Rent: $2,000.00/mo
Projected Profit/Equity: $50K+
Rent versus Payment if BRRRR: Payment after Refi: $900/month Gross Rent: $2,000/month

Okay so, as a reminder here are the details on the Flip/BRRRR deal Brooklyn:

Purchase Price: 140K
Money Down: 30k
Rehab Price: 50K
HML Amount: 160K
HML Payment: 1,200/mo
Total Cost: 190k
ARV: 250K
Market Rent: $2,000.00/mo

Projected Profit/Equity: $50K+
Rent versus Payment if BRRRR:
Payment after Refi: $900/month Gross Rent: $2,000/month

Right now, we are FINISHED:

– Last time we went over the updates on side, and the first stages of updates on the second side
– This week tenants moved in on the second side and the lease was signed, so we are fully rented at $2,000 a month
– Right now, you are about to see pictures of the beginning, middle and the very end

Here’s what we did in this deal that set us above in ARV, we added a half bath. Now, this might not be a huge deal to some, but for a 3 bedroom, this really helps as well as adding AC for both units. To be clear, not all rentals in Indy have AC units, so it adds rental value.

Here’s what we didn’t expect, to be called by the lender for the cash out refinance and asking us if we had any certified appraisers to recommend.

Now, again as I’ve said before, we are all about being on the up and up- totally by the book. No one on our team could actually order the appraisal, but the lender could- and did. It just so happened however that I was able to connect them with the same appraiser who did the appraisal for the HML.

Now, this is a certified appraiser and to make sure it was not only on the up and up, but above and beyond, I got a certified letter from the lender stating they asked me to connect with an appraiser here in Indy first.

We didn’t want this coming back as an unapproved appraisal on the back end by higher ups than our loan officer, so EVERY lender in the equation from the loan officer to underwriting knows…

We were asked to provide contact info for a certified appraiser.

We are in the process here of getting the cash out refinance all wrapped up, and you will all get those numbers when it happens, until then however we can have the most accurate predictably about what the ARV will most likely come back as. This is a VERY exciting part of deals moving forward. 
At the end of the deal here we have completely transformed this property and it’s rented to 100% occupancy; the cash out is under way, and we are getting ready to recycle that money into the next deal.

Okay, so this an example of ONE kind of deal that we help our people do, remember the entire purpose is to build PASSIVE INCOME from a portfolio of rental properties here in Indy that are paid off so we only do FLIPS to get better at Buy/Hold:
