Why every real estate investor should be doing ESOL classes:  Motivated seller leads from ESOL classes, real estate investor makes 700k from teaching English.

 

Indy Anna Explains:

– What are ESOL classes and why you as a real estate investor should look into doing them and the crazy income you can add to your business from them.
– The BIG opportunity that ESOL classes provide for businesses and real estate acquiring during Covid. (over 15k/month and $600k in equity?)
– How a Hero on our team just made a quick $2M from doing this, you’ll see exactly how it works and how you can start doing them immediately zero down. PLUS a bonus secret about this.

First of all what are ESOL, ESL, EFL, etc. classes? Technically there is a difference between ESL and ESOL.
– “English as a Second Language” (ESL) is different than “English for Speakers of Other Languages” (ESOL) or “English as a Foreign Language” (EFL)
– I won’t get into the details or differences right now and you shouldn’t either, basically these are people who need help learning English and if they are paying for these classes they often have money.
– You can help them assimilate better and ALSO there is another big secret that I will explain later

So why teach or provide ESOL classes?
– Right now many businesses are going under and many real estate retail and commercial locations are losing tenants and are desperate for money.
– ESOL classes are usually $3,000 – $5,000 and can be done with very little space or over Skype/Zoom
– You can provide these classes and help a business make money from their unused space and/or help a commercial real estate landlord

Go check the ABM (Asset Brokering Model) for more on how to help a business like a daycare for example which does not use their space at night and it is perfect to host ESOL classes.
– There are many other businesses like restaurants, gyms, computer stores, furniture stores, etc. These places have the space and resources and they usually close early whereas ESOL classes are usually at night after work.
– This creates an extra source of income and with any piece of real estate or any business any time you increase the income you increase the value.
– Then as you increase the value you can get not just some of the new income but also a piece of the increased equity.

Two ways to teach these classes:
1.) First you can do them yourself but to offer certified ESOL you need to get certified and/or licensed, to just offer “English lessons” you can Thug Life it.
2.) You can hire ESOL instructors to do the teaching, this is what we do and then we pay them or give them a cut of the money we make. A good instructor can also bring and help you find students.

With the instruction part dealt with, you need ESOL students. I’m able to sell out all of our ESOL classes following the checklist below. Here are 10 ways to find ESOL students:
1.) Call your local high school and college and ask them.
2.) Ask immigration attorneys.
3.) Search “(CITY) ESOL classes”
4.) Go to Learn.org and locate your area
5.) Contact religious centers like Mosques, temples, etc.
6.) Work with refugee centers, sponsors, attorneys, etc.
7.) Talk with local universities and the foreign language departments.
8.) Go through my “Foreign Exchange Student” class and work with them.
9.) Make it a requirement that your instructors also help promote the classes and have X number of students.
10.) We also hire sales/managers from existing ESOL groups to help us because they can have much more control over the curriculum and make more money.

How can this make you $2M or more?
– One Hero worked with a dental group and we used their space for ESOL classes.
– We added over $10,000 a month to the business in the first 90 days.
– Because of this the dental group asked us to work with a few other locations because some of those locations they thought they were going to have to close but if we could add zero down cash it could change things.
– Not only did the ESOL classes save the failing practices until they could recover but the business overall was valued at $2M higher and our Hero is getting about 30% of that.
– So overall he is making an extra $16,000 a month AND also getting $600,000 on top of that.

Plus I said there was a BIG bonus reason to do this too right?
– The people paying thousands to learn English are not broke, these families generally have a lot of money.
– This has become a big source of private money for us now too. We did a JV with our ESOL instructor team and after class one day I moved about 15 rentals to a single class.
– Everybody understands real estate, no matter where they are from so this is another secret reason/benefit to do this as well.

So here are the five steps to doing this:
1.) Start looking for a good business and/or real estate space to use that you can test this with zero down and with no risk. Right now these opportunities are everywhere.
2.) Screen them and do the math to how much an ESOL class income boost would mean in terms of income and equity and make sure you are happy with it.
3.) Start with instructors and schools and get your team together first then go through my 10 steps to line up the students.
4.) Start the classes and see how it goes, adjust what is necessary and RAD to make each iteration closer to perfection.
5.) Also remember the private money, real estate and other potential deals you can do with these folks. Help them in as many ways as you can.

The American experiment is about welcoming all people, you can be a part of that:
– Thomas Jefferson, Ben Franklin and John Adams wanted the Great Seal of the United States to read “E Pluribus Unum”
– It is latin and you can find it on the one dollar bill, it means “Out of many, we are one.”
– Being an American is a gift that you and I are lucky to have, passing that on is an honor that you can help spread.
