Indianapolis turnkey real estate investing BRRRR deal, a 50k “flip” complete walkthrough from start to finish.

This is an update on “Brooklyn”, the BRRRR duplex deal.  This is going to be a cash cow, but right now we are building it up to that and I’ll be updating you guys regularly.  Today we’ll go over where we are with first side as we get ready to start on the other side of the duplex before we refinance and pull the cash out.  I go over all the numbers so there are no surprises.

Now for today’s class on the Indy duplex BRRRR 50k deal…

Indy duplex BRRRR real life example, how to recycle the same money to buy 10 properties and how Indy duplexes that will make you $10,000 a month in passive income over the next 3-5 years.

– Here’s a real-life example of an Indy duplex deal~ The Brooklyn Duplex~ here are the numbers. pictures and upcoming updates so that you can follow along the entire process from A-Z
– How you can use duplex properties like this to create a passive income of $10,000 a month over the next 3-5 years
– This is a real-life example of the BRRRR method where you recycle the same money to do multiple deals. I’ll dissect one deal for today because they all work just like this: Self Similarity.

So, we have a number of deals like this that we are working on, but instead of going through all of them I’m going go through just one example so you can see it from start to finish:
– This property is a duplex (we’ve talked about why we’re doing duplexes in this price/area in other classes, and it was bought for $140k and will take about 50k of rehab work
– So, we have an all-in cost of about 190k we have an appraisal at about 250k
– The money down was about 30k and in this case hard money was used so are going to refinance quickly, but with these numbers we have a few different options

A duplex with a cost of 190k, a gross income of $2,000 a month (1k each side) and an appraisal of 250k, we have a few options:
– First we can refinance at 80% and get 200k, this means all the 30k down comes out and we can move on to the next deal (this would be a BRRRR example, recycling the same money over and over again to more and more deals) 
– Or we can convert the duplex into a SFR (Single Family Residential) and sold for about $280k and a quick profit of $50k+
– We can also refi for an amount LESS than 80% and get more monthly cash positive faster because the payment (the debt service) will be less

I’ll include some pictures so you can see the entire process of before, during and after:
– If you guys want, I can include other snapshots of financials and closing docs so you can see exactly what the money payments and other costs are as well
– We are going to start the rehab immediately, so these pictures are the before pictures and then I’ll make updated videos over the next 30 days as we move towards refi, renting the property and then the cash out and the next deal
– These deals will take 3-5 years before they cash flow, so you need to keep that in mind please because after that period these are the exact kinds of deals that help to create the passive income of $10,000 a month

Okay, so this an example of ONE kind of deal that we help our people do, these are long term deals that allow you to build your passive income portfolio:

– We have several other deals identical to this one and maybe later I’ll include those details as well, but they are nearly identical

– We also have standard SFR deals like this too but I got so many question from my last videos about how this would work with duplexes and getting 1% for 200k deals so I made this one, the goal here for each of our investors and Heroes to do several of these and build your portfolio, in this case: 30k down, 190k cost, refi at 200k with payment of about $1,400 and incoming rent of about 2k, now you have 40k cash out (10k more than you put down) and now we recycle the same money for the next one.

– So, stay tuned and you’ll see everything, all the work, the updates, the costs, the payments, the profits, the rent, the total closing costs, the cash out, how we get these properties rented and managed, how to get ALL of your money back and do the next deal, etc.
