How to be a passive real estate investor in the Indy market?  Here’s how I work and how me and my team can help you.

This class is for my passive Indy investors out there.

I wanted to give you the in’s and out’s of how that might work with me here in Indy and what to expect. It’s pretty simple, but being upfront about it can take pretty simple to seamless in no time.  My goal is to  go from possibly being a good single deal into a lifetime, ongoing beautiful relationship.

With deals and assets closing again and again.

To be clear, this is for investors that are looking to simply collect ‘mailbox’ money each month. Sometimes this requires a little bit of cash beyond closing costs (my last class you can check out btw) for making a property ‘rent ready’, or you may be purchasing a property that is coming with tenants already, or in some cases the property is rent ready and you’re simply adding tenants into the equation.

That being said, the process to get there looks basically the same for all three scenarios. 

To begin with we will just talk- really it’s basic stuff, but I want to know more about what it is you’re looking for- and why you’re looking for it. It’s WAY more than “I want to invest x amount and have x amount coming back to me each month” 

Rinse and Repeat.

Here’s why I say this (and goodness knows, I’m not claiming to be {nor do I want to be!}) your financial planner lol But here’s what I mean; 

This is a very recent, personal experience that I can share with you.  My uncle and his husband purchased a home within the last two years, their first home to be exact. Now had I known then that the goal was to get into a house and fix it up, live in it until retirement then leave it to their daughters to inherit (using it as a rental after they retired and moved out)…

I could have saved them from the call they made earlier this week. 

The call was to make us aware that they would be putting their house up for sale soon as they had spoken with their financial planner and it’s become apparent they really cannot afford to stay there over one more year. 

They are thankful for my help, but it would’ve been better to do this before.

So, not only are we talking about selling their current residence, but also what they had thought would be their passive income after retirement. Now had I known about this I might have suggested a different option for them to consider given their personal goals, assets, and lifestyle. 

Now this is a family member that hadn’t disclosed this information to me, so imagine how little I know about each investor and how to help them accordingly. This is why it’s going to seem like I’m asking a lot of questions and I am- but it’s all to give my best input in return and help you achieve your goals the fastest and best way possible.

I will use all of my resources to help you WIN. 

To be clear, we’ll talk on the phone and I’ll ask you why you’re investing in real estate, if your spouse or partner is on board with this and knows the plan, why you’ve picked Indy, what you want to see coming in each month and why (maybe it’s something like my uncle had in mind or far beyond that like traveling the world with your wife, putting all of your children through college simply by writing a check, etc) 

I will go through the investor profile with you and make sure we’re a good fit together- this is where we need to figure out if we work together well and I’m going to be able to help you out. 

I’ll send you a little follow up video and touch base about what we talked about and then we’ll go from there.

This is about helping you acquire asset. 

Things to be ready to cover;

  • Think about why you’re doing this what is the goal apart from the almighty dollar ; )

  • Have made anyone else aware of your plans (ALWAYS a great idea to make sure your spouse or partner is not only in the loop but on board)

  • What are your financial goals on a monthly/yearly basis 

  • Do you have a ballpark of how much you would be comfortable spending to get a property ready to rent after purchase

  • What kind of monthly rent yields are you seeking ideally 

  • Why do you think Indy is a good fit for your investing needs (or specific areas in Indy)

We’re going to cover other things too that some of you will have and others won’t;

  • Some of you have cash and are ready to ‘pull the purchasing trigger’ today

  • Others may be using hard or private money (classes on those ready for you -check them out)

  • Do you already have a crew here in Indy that has done work for you in getting a property ready to rent or will you need help finding people

  • Do you have a person/people here to ‘manage’ your properties or will you need help finding someone for that? (Usually applies only to OOS inventors only)

So to recap;

  • I’ve covered what we will be talking about and going over 

  • I’ve given you some of the questions that it would be helpful to start thinking about before we talk

  • I’ve given you an example of why it pays to really think about future goals and go over things with your financial planner first (unless of course you’re totally comfortable on your own here!)
