“I did my first deal in 4 days and made $10,000” – an easy way for Indy real estate investors do deals.

Here are three ways that any real estate investors in Indianapolis (or elsewhere actually) can do their first deal by using my “Indy Anna Rolodex”.  I’ll go over three basic ways to do deals fast by helping people.

How Indy real estate investors (and Midwest investors in general) can use my Indy Anna Rolodex to do your first, or 1,000th, deal.

I’m super busy right now but I got so many questions about this that I decided I had to quickly make this video today – Indy Anna Explains…

So Azam mentioned the Public Rolodex Model and I got a few questions since that.  The page is at https://www.BigReia.com/people 
– The main point of this page is to help Indiana real estate folks connect with good people
– Everybody on that page contacted me directly and asked to be put there, or a client/family member asked for them to be included
– I don’t know everybody on that list that well, so I ask for feedback and update the list about once a week

In the last few weeks as I talked with investors I would share that page and also a few ways that can use to do deals:
– I have about 10-15 investors who have done their FIRST deal ever just from using the page
– Other experienced investors have also been extra deals as well.
– I’m making this class so that anybody else can take part and do more deals as well while also helping out the folks listed on the page

So here’s how any real estate investor can use that page to do deals, especially your first deal.  First understand what a Self Serve is, where you use the same group of people to conduct both sides of the transaction.

That is what you’re going to do here.

Here are just three simple ways to use the page to do deals:

1.)  Help Contractors Fund Deals.
Contact contractors and offer to help them find money so they can do their own deal.  Then use the HML/PML section and find them the money.  I have a Tot (a virtual assistant) who just made $1,500 doing this from Bangladesh.  Many contractors have regular deals but they assign them because they don’t think they have what it takes to get the money, if you can help them get the money you can do these deals.

2.)  Help the HML clean dead inventory.
Make sure you screen and talk to these lenders so that ANY and EVERY lender that ever has a problem with getting their payments or with “bad” deals/investors has a solution waiting in you.  You can come in make the offer and still get yourself or another investor involved to save the day.

3.)  Ask Contractors about “dead” deals as well.
This is a hybrody of the other two.  So you ask contractors about work they are doing unfinished projects that require money.  Then you help the them and/or the owner get the money fast with either a HML or some other source from the page.

There are many other ways to make money and do deals with the Rolodex but those are three basic ways that a few investors have been doing in the last few weeks to do deals and make money FAST.
– My favorite example so far is Dennis who found his GC (general contractor) the money to do a deal and the GC was so happy he called back out of the blue and was so GRATEFUL that he paid Dennis $10,000!  Now they are partners only doing deals for themselves.
– There are a few other case studies, chapters and interviews I’ll be including with other examples this but you get the idea: do a Self Serve with page.
– As you do more deals you can use my testimonial, the testimonials from the contacts you work with and then the fact that you’re included as an Indy Anna Rolodex entry – these can all be used as credibility boosters.

So why can’t the people just use the contacts and find their own money and/or deals and/or contractors?
– They can, but they won’t lol
– Almost none of them are doing this or even trying
– Like I said out of the 700 investors using it and aware of the deal possibilities only about 10-15 have actually done it and this is an easy to make an extra $5,000 – $10,000 almost overnight
– I have a property manager that assigned two deals from another property manager, one to a HML and the other to a contractor and she’s made almost $20k

So the BIG WINs here are pretty cool:
– By doing the Rolodex Model you create a helpful resource for people in your market.
– You also give opportunity to brand new people and experienced people to be able to do deals in a way that they aren’t doing them now, by being an “Indy Anna Homey” it can help to warm conversations and make them easier when you start.
– I have been getting testimonials from people who have been trying to get started in real estate for long periods of time, they have read/watched everything but have been too scared, unprepared or lacking confidence to pull the trigger and in these cases using a Self Serve with the “Indy Anna Rolodex” was just the push they needed.  You can recreate this effect by creating the list and simple instructions (like this video) and you’ll have no idea how many people you’re helping.

Okay so summary:
– I explained what the Indy Anna Rolodex is and how to use it as a “normal” person who needs Indy real estate stuff done
– You should know how a Self Serve works and what it means generally and also to this Model
– Then I went over three different ways to make $3,000 – $5,000 in the next 30 days using my Rolodex
– I also went over a few examples of both newbies and experienced folks doing deals
– I also explained how/why you don’t much to get and use testimonials and credibility boosters by leveraging me and the Rolodex
