Every real estate investor should know all about Micro Flipping and how to quickly buy and sell houses within days or even hours.  Today I’ll walk you through the exact steps to speed wholesaling properties and make an extra $500 micro flipping houses.

How to Micro Flip Real Estate 101:

Speed Flip Lease Option Houses and Assignable Lease Option Houses the SAME Day…

… ZERO DOWN and Without Leaving Your House.

Five Kinds of Micro Flipping:

1.iBuyers: these are SERIOUS folks like Glassdoor

2.Getting Leads Arbitrage: Get list of leads for .05 sell for .50

3.Sell/Assign the Offer: get cash offer signed and assign fast

4.Actually CLOSE and Then Resell: can or terms (Consumer Buyer/Seller)

5.Some Combination and Hybrid: could be one or mixture of all of the above

Today we will focus on 4: Actually Closing and Reseller – TERMS (not cash) deals.

“How to Micro-Flip Assignable Lease Options”

Two main ways to do lease options

1.MLO/Sublease

2.Assign the L/O and connect the buyer and seller direction

NOTE:  Remember many terms arrangements available like Sub2, Contract, MM, ML, rent with option, etc. but they all work the same based on monthly and spread and equity.

To Do This You NEED to Do THREE Simple Things:

1.Buying Side Team: they screen properties, negotiate details get offers, write offers, run the numbers, LOVE on Providers

2.Selling Side Team: they market the properties (signs, lockbox, showings, etc.) and keep the DIALOG with the best people and build your VIP lists LOVING on errybody

3.Relationship Side: next you build your VIP lists of buyers and Providers

The MOST important equity is in the RELATIONSHIPS with your: Buyers/Sellers, Agent and Providers.

Three main parties involved here:

1.Agent: this may be your realtor or somebody else with a license, this is your “Boots on the Ground”

2.Providers: these are the real estate folks you’ll be adding to your team and working with, people like the realtors, PMC, investors, lenders, landlords, etc.

3.Consumers: these are the buyers/sellers

The 10 Steps to Microflipping:

1.Agents gets “Call” or a lead and makes or gets the offer for you immediately based on criteria they are trained with

2.Then they get the signs, lockbox and showings dealt with

3.Take the buyer calls and build the VIP List (best people w/$)

4.Those VIPs go find and bring their DREAM HOMES

5.Also the Agent works with their criteria to find a match

6.Now you reach out to new/current Providers as well.
(That’s a CYCLE, just repeat 3-7 times until closings)

7.Now use your VIP Buyers search criteria to adjust searches

8.Now properties should be moving as/before/while buying

9.Also begin the L/A Model to add another 10k-30k/mo side

10.Starting moving package of house/renter to investors 5-10k

NINE Ways to Find the Sellers, Houses and LEADs:

1.Realtors and (near) expired listings

2.Immediate offers on all their currents houses (backups too)

3.PMC go to ALL of their clients,  you still use them

4.PMC for all evictions and vacancies and repairs

5.Rent and L/O listings on the MLS

6.“For Rent” ads, roommates, AirBNB, garage sales, home stagers, whenever realtors do CMAs, contractors, etc.

7.FSBO ads, search old, pending and GXM open houses

8.Buyers go find and bring their DREAM HOMES

9.“Provider Alert” with email/text to all your 77 Providers, this is Income Immunity and Competition Killing (Buddha Anger/LC)

Nine Ways to Make $10k/mo from MF This Way:

1.Renter money (sometimes just give that away)

2.Lease option money – down payment

3.Monthly spread on payments/rents

4.Financing down/assignments with monthlies

5.The L/A Model

6.Investors Assignments – Double Dipping

7.Consulting agent/brokers to do this

8.Take “Yes Replies” lease options and move them for $200-$500

9.Same thing with buyer approvals for $200 – $500

Example of How to Make $500 – $1,000 a Day Doing These Kinds of Micro Flipping Deals:

-So @$3k/deal that’s 1-2 every 6 days

-If you need five leads and/or engagements for 1 days, 10 for 2

-So every 6-7 days you need 5-10 leads or about 1/day

-From all 9-14 ways you just need ONE to produce a month

-Make sure to go through our other examples 10/day is EASY
