How to make 50k on a single flip right off the MLS, Indy real estate real life example of real deal?

Here’s how to make $50,000 on a single flip in the Indy real estate market, a real-life example.  It is important real estate investors know that these deals are real and see actual examples so in this video I’ll go over the details of a real example.

How to make 50k on a single flip right off the MLS, Indy real estate real life example of real deal…?

 

The address for this property is 1518 N. Lasalle St, Indianapolis, IN 46201.

At the time of this video the property was listed at $29,000.  It is a fire damaged.

So here’s what’s happened to this deal:

It has been previously rehabbed before the fire, and the fire (according to the MLS
and pics) was mainly contained to the kitchen area.  So yes, there is going to be some rehab work needed on this one.

Let me break down the numbers for you:

Listed at $29K with an ARV of $210K+.

So to be all in at no more than 60% (where we try to keep our investors), you’re going to have around $87K to work with.

Now keep in mind, this particular one was rehabbed before, those pics (at the time this video
was made) are still up and you can see the level of finish this area is being rehabbed to.

I know what you might be thinking:

Anna, a literal fire sale?

Really?

BUT when you look at the numbers, and see it seems pretty much isolated to the kitchen area (remember, you’ve got just shy of $90K to work with here and still come out ahead), it can still make sense in some cases to move along even with a fire damaged property.

(I’ve got other classes on fire damaged properties too)

Now this is on the near East side of Indy, and the area is seeing some more recent gentrification
happening. 

For comparison to this craftsman style property, take a look at some comps:

1414 N Tuxedo Ave,
Indianapolis 46201.

It just sold two months prior to the listing I just broke down for you for $213K.

1333 N. Oakland Ave Indianapolis, IN 46210

Sold one month prior to this video for $229.9K.

1522 N. Tuxedo Ave Indianapolis, IN 46201

Sold six months prior to this video for $268.8K.

On this next slide, I will show you a map of the area, so you can see where in Indy it’s located exactly. 

Just watch the the video for that map.

Historical home renovation in this area is taking place, and seem to be following in line to the more well known areas of Indy that have done the same.  The areas like Fountain Square, Bates Hendricks, etc.

So with a deal like this one, and remember this is just like the 50k flip I broke down for you before, it is going to be in proximity to Indy Metro.  This is good employment and living in a culturally diverse area that end users are looking for (as is typical with metro gentrification patterns of “C” class being rehabbed into “B” class scenarios).

There’s is a historic factor here.

This area has historically been a buy and hold investor area, but we are seeing some very recent changes in rehab developments (like the example I just gave you of a similar property).  This is in part  responding to hyper vacancy being addressed and city planning to redevelop.

Indy and our middle class jobs being boosted with steady economic growth.

I’ve covered before in a few classes how Indy is quickly becoming a tech hub of the Midwest, and our established medical development companies are continuing to expand.

Taking a quick walk from Circle Monument downtown and out to these little burbs. You’ll see
exactly what I mean in the transformation many areas are seeing, Brookside park being no
different. 

But the biggest thing to having a deal like this, or any deal for all investors is going to be your
boots on the ground and who you’ve got here to work with.

This is going to take any ‘okay’ investment and make it a GREAT one.

So to recap;
– I broken down another $50K plus deal for you straight from the MLS
– I’ve covered where this one is for you, and why this is ANOTHER up and coming area to
Indy
– And I’ve covered what’s most important for any investor to consider in all deals

So to be clear for each of the deals I also have and am doing deals in these areas and in these
neighborhoods.
– My point is to show you that even during “end times” if you have the right boots on the ground
then you can find Gold Flips all day long
– Also these are deals that even after I do a video about they are still available for several days
lol
– Opportunity is everywhere, especially in the Indy market that should be clear and it should also
be clear how important working with the right person is too, I’m doing these deals everyday and
you can too – anybody can
