Real estate wholesaling is a very popular term right now.  However, very few real estate people know how to wholesale correctly and now that laws are changing many investors are going out of business or getting into legal trouble.  Today you’ll see how to build a real estate wholesaling business the CORRECT way without going to jail and get it to make you six figures a month.     

Problem solving is best when you think about POSITIVE solutions.

How to make 100k/month by wholesaling houses?

One of the easiest ways to get started in real estate is by wholesaling.  This is finding deals for investors and making about 5-15k per deal.  Most wholesalers struggle and never build a real business, today I’ll show you how our people do it correctly and –

The most important step in building any business – real estate or otherwise – is building solid foundation that is ANTI-fragile.  I promise you that the formula I’m going to show you today will make you unstoppable and you’ll have regular deals and “Income Immunity” from the recession, inflation or any other bs that will destroy the others.

This is how to build a 100k/month machine through real estate wholesaling.

A big WIN this week – I taught my youngest son how to feed raccoons by talking nicely to them and holding bread, cookies or tortilla wraps in such a way that they would eat it right off his hand. We even name the raccoons, and when one was walking away my son said to me –

“Looks like he is going back to his spaceship.”

I laughed but he looked at me like he was being serious.  That was about a year ago and I never told anybody outside the family about it.  A few days ago, a Hero of ours passed, a teenage girl who had leukemia.  Her name was Courtney and she loved country music, ice cream and when animals fart.  After the funeral, her mother gave me a picture that Courtney drew for me and told me that she said I would understand what it meant.

It was a spaceship with a bunch of raccoons in it.

Try explaining that. Man, that has had me thinking nonstop about what it means and how connected we all are to everything.  The Universe is always speaking to us.  Also the unexpected funeral is why this email is on Wednesday and not Monday.  Together – we’ll all make it.

correctly and go from zero to 100k/month in less than 90 days.

Whenever people ask me about how to build a real estate business (not just wholesaling) in a changing market I always mention a few examples.  One of them is Quaker State, the motor oil giant. In the 1970s oil prices quadrupled, then doubled again and the resulting recession caused steel prices to spike to historic highs.

Up until then motor oil was always sold in metal cans.

At that time if you wanted to change the oil in your car, it was like mud wrestling an alligator.  You needed gloves, a funnel, oily rags, a can opener, a mask, aprons and other paraphernalia – and it could take hours of messy work.

Then with rising steel prices – the focus moved to metal can alternatives.

The steel prices created a disruption and industries were scrambling to respond.  Companies like Valvoline, Havoline and Pennzoil started producing composite cans made of steel and cardboard.  Other even cheaper alternatives hit the market as well.  

Quaker State knew that this was a waste of time.

They knew that changing oil was a nightmare for regular folks and that the only way the market would grow much bigger is if it became easier for the consumers.  People needed to be able to change their oil without looking like they went skinny dipping in sewage.

While others focused on a better can, Quaker State focused on a better experience.

The problems of the consumers were not solved by any of the alternatives.  They needed a real solution.  Quaker State wasn’t focused on their “costs” because they knew that if they provided a REAL solution in a way that nobody else did, the people would pay for it.

Steve Jobs said that a business should:
“Start with the customer experience and work your way backwards. You can’t start with the technology and then figure out where you’re going to try and sell it.”

Quaker State was starting with the customer experience and working backwards.

Like we always say – a business solves a problem for a profit.

The bigger the problem and/or the better the solution – the more the profit.  Quaker State’s focus was entirely on the actual benefit to the consumer, not to the mechanics, car dealers or others in between.  Their only focus was the customer experience – so after consumer interviews and testing –

Quaker State pioneered the plastic bottle, screw-on cap and funnel shape.

This was finally the solution to the real problems the consumers had with changing oil.  Now, people could just pour the oil out like a pitcher of water, screw it shut and save it for later. No paraphernalia needed.  

This was a revolution.  This design was so ahead of its time that even today, nearly a half century later, motor oil bottles are still made this way.  Yes, production costs went up but Quaker didn’t try to lower costs, they tried to raise profits.

They knew people would pay MORE for a better experience.

Quaker State took over the industry and eventually began producing 300 resealable, reusable bottles a minute.  Even that wasn’t enough to keep up with the demand though, the sales demand was over one million bottles a day.

Their dominance, breakthroughs in packaging and influence on consumer behavior is still visible today.   All of Quaker’s competitors either went out of business or were absorbed by them.

They were right – give people a better experience and they’ll pay for it.

That’s the Elevator for today –

Elevator: People pay for the product, but they buy the experience.

What does this have to do with wholesaling?

In real estate we are in the middle of a major disruption in the same way that steel prices disrupted the motor oil industry.  Most people in real estate are doing what most people in real estate always do –

They are trying to make a better CAN instead of a better experience.

By “better” they usually mean cheaper.  That is why so many investors are trying to get deals “cheaper”.  Using or trying to find cheaper leads, virtual assistants, mailing lists, phone dialers, scrapers, etc. The problem is that none of that will actually help their people.

Again they are trying to make a better CAN not a better EXPERIENCE.

Right now a lot of people are struggling and it is only going to get worse for them.  If you want to build a serious real estate wholesaling business that produces not just 10k in next 30 days but then 20k, 30k and 100k/mo after that – then you NEED to focus on the right things –

Give them MORE and they’ll pay you MORE.

If you want to build a regular income, get paid higher and higher assignment fees and build a real business that runs without you – then you need to do what Quaker State did – you need to give your people something that NOBODY else will.

Warren Buffet puts it this way:
“Don’t just satisfy your customers, delight them.  No company has ever failed with delighted customers and you start by getting them one at a time.” 

Luckily, this is pretty easy because people in real estate are really, REALLY lazy.

Brain Game of The Week.

These are great for “Firing the Dendrites” and they train your brain to work better with logic, communication, problem solving, pattern recognition, critical thinking, and decision making. These are used in IQ tests, job/admissions interviews, government recruitment programs, etc.

Let’s say that you and I have the exact same amount of money in our pockets.  How much money do I need to give you in order for you to have $10 more than me?


We need to simplify this to ask the RIGHT question.  A common answer is $10.  Let’s say we both have $50 and I give you $10.  You now have $60 but I have $40, so you have $20 more than me.  So the formula is not:

X = $10

It is:

2x = $10

So I have to give you $5 and then I would have $45 and you would $55, or $10 more.  The correct answer is $5.
