Here’s a simple way to get off market deals, leads and motivated sellers coming to you early BEFORE they are on the market.

Getting deals early, before they are even on the market, is consider impossible by most real estate investors and they are kind of right because they will never figure out how to do this.  Today I have one simple secret that I’m going to share with you that will get you Early Bird deals before anybody else even knows about them.

How to get motivated sellers and leads and off market deals, this is a very simple secret to get realtors to send you deals before they are on the market?  How to make 20k – 100k /month in your first 30-90 days in real estate.  

Indy Anna Explains…
– One of the simplest easiest ways to get off-market deals in ANY market

– The one magic sentence that gets realtors to send you deals before they are on the market and before anybody else

– The exact scripts and emails that our Heroes are using to clear 20-100k in their first month using this simple Model (I’ll even give you the link below that you can go to and copy and paste the emails and scripts for FREE)

This is one small part of our Off-Market Models, where you get deals before anybody else and this is a VERY simple way to do this.

Here’s the BIG secret LOL.  When you talk to a realtor ask if they work with investors and get deals often, if yes just ASK them to send deals to you early lol:
– Ask them if they can send you a deal RIGHT before it is officially “on the market”, this can be “illegal” it not done correctly so it can sometimes may be more about getting a small advance while the listing “processes”

– Then you let investors know you have an ALERT system that will be ahead of time

– Do this and let the realtor get the FULL commission (twice as much money) and focus on the relationship GXM style, so you won’t be making ANY money instead you’re just helping them and the investors

– Soon you’ll have 15-20 realtors sending you deals before anybody else because if nothing else they get twice as much money

– Now you work with investors/buyers and build your 77s with contractors, trade, lenders, HML/PML, etc. and you can walk anybody through the whole process

Five ways to investors for free, you’ll have no problem finding WAY more than you need but remember you must screen them and build your list of 77s and A-Piles that you have a CLOSE relationship with otherwise you are just emailing LCs with no ROI:
– Search Google, Bing, Yahoo etc. for “Fast cash offer on my home (AREA)” and the other variations that we’ve talked about like “I buy homes”

– FB groups for your area real estate investors

– LinkedIN groups for the same as well

– to find anybody in your area talking about real estate

– Signs/Ads that are running and running your own for cash buyers

You tell your investors about your Early Bird VIP:
– You may get the deals at 10 PM and they are about to be listed the next morning or even at Midnight, so they have to move fast (this forces people to scan their email/texts for messages from YOU and you immediately get put in their A-Pile, you get A-Piled so this is a great way to build your A-Pile skill)

– You let everybody know that you get deals before and right AFTER with the final price so your people get a chance to match this way they can get access to deals both before AND after

– Keep doing this and improving your Dialog and screening until you have a TIGHT group of serious buyers and then help them secure these deals and walk through them every step, we have a close on how to make six figures a month wholesaling that explains how to walk your investor buyers through everything from A-Z

So how do you actually make money?  First just focus on the relationship and building your Fanbase of serious local professionals for every step of a deal (think: and then once you have errybody addicted so here are three simple ways to make money.  

In our training we go over more than 19 different ways, but here are just three really simple ways to make an extra 10-30 grand a month with this:

1) Realtors call you ahead of time and pay a “marketing” or “consulting” arrangement for you to email for them, since they know they will make twice as much money they pay you $2,500, $5,000 or more to send the deal out.  One Hero just made $15,000 in one week to message his list of 27 investors.

2.) Second you have investors/wholesalers also coming to you (from your list, this can be a Self Serve) that ask for help and split their assignment with you for you to move the deal quickly, these add up each deal usually being $5,000 – $10,000 and you should be doing at least one a week

3.) You can also make money on the funding, get with some our HML and other money sources and you can get paid like a bank helping people get the money
(Bonus: Sometime an investor may ask to be sent the deals first and they will pay a premium on any deal they do, one of our Heroes just made a quick $10,000)

EMAIL ONE to Realtor: This repeats the main points from your Beautiful Conversation

Hello Realtor Bob,

It was great talking with you earlier and I really appreciate and look forward to working with you.  As we discussed there are three immediate ways that I want to try and help you:

1.) I’ll get you an offer on ANY property.
So with any hard-to-sell listing, a beat up house, abandoned properties, dead listings, expired listings, etc. any house like that in your office I can make two offers on within an hour.  One will be a cash offer and the other a terms offer.  I’ll make sure these are fair offers with a cover letter explaining my reasoning (so they/you know I’m not just lowballing) and if nothing else you get to say they got two offers immediately.

2.) Early Alerts on Deals.
If you let me know about your investor deals before they go “live” on the MLS then I can either make any offer on it myself or shoot a quick text/email to my investor/buyer list (about 30 people and I know them all well) and get you the best offers from the group.  This will help you move properties at light speed but also I’ll make sure you get the full commission.  As I explained I’m okay doing this for you and not making money if it helps my investors and your business.

3.) Last Call on Bidding Wars.
So any time you have investors who bid up the price of a property, if you let me know the final price right before acceptance, then I can try to do the same thing and get you the best offer from myself and/or my people.  Again you’ll get the full commission on that too.
