Here’s the five step process my team and I use to help real estate investors from out of the state invest in Indianapolis real estate without needing to leave their house.  In this video I’ll walk you through the exact steps we take with each investor so before you apply you know exactly what to expect and how we can do deals so well.  Great deals are always MADE not found, this explains how we work to do that.

Today I’m going to show exactly how you can do both flips AND build your long term rental portfolio for passive income with Indy real estate, and you can do it all without ever leaving your house.

Here’s the Five Step Process my team and I use to help passive real estate investors just like you create generational wealth and passive income with Indiana real estate, even if you are out of the state:

Oh you know what before I get into the five steps I should remind and THANK YOU so much for making this is the number ONE channel on Youtube for Indiana real estate so THANK YOU so much for making that happen.

My mission is to make lifelong friends helping folks around the world create generational wealth and passive income with Indiana real estate and at BigReia.com we’re also building the world’s largest organization of real estate investors and business owners.  I love Indy real estate and I’m here to help investors make the most of it as well, so here are those Five Steps and how I can help any passive investor do deals in Indy: 

Step One is Educating and Qualifying:

First you should go through our educational materials and be clear on the Indy market and how it makes sense for you financial goals, you should also be clear on the money and time requirements and you should also be clear on how we work and why you’d be a good fit because this process and they way we work isn’t for everybody… that’s why we have this Educating and Qualifying process in place.

You should have at least $100,000 cash and a healthy income of at least $100,000 a year.  The goal here is to create a passive income of $5,000 – $10,000 a month, and that will take about 3-5 years.  We get there by doing two kinds of deals one is the buy and hold and two are the quick flips.  We do flips as a way to fill in the down times or to build your capital.  This step should take less than a day.

Step Two is SHOPPING.

Now that we know your resources and we have your expectations and Asset Acquisition Schedule established now we start looking at deals, I’ll usually have some within 24 hours and we should have our first deal or group of deals established and this step completed within 3-5 days.

Step Three is the PURCHASE. 

If this is your first deal with us we may only do one to start with just to make sure all goes smooth and that you’re a good fit.  Once we have a deal we write the offer, get the Scope of Work prices, do the inspection, get the appraisal for the ARV, run title searches, get any other lender verifications and schedule the closing date.  This step may take 2-4 weeks or less.

Step Four is the REHAB.

This is where I get one of our teams out at the property and the work starts immediately.  We will set up a new bank account to draw money from, every day you’ll get a full report on the money spent and weekly pictures and videos on what work is being done and our projected completion date.  I try to get the work started before the ink is even dry from the closing so usually we always ahead of schedule.  This step should take 3 to 6 weeks, so 45 days or less.

Step FIVE is the SALE or the RENT.

So once we have the work done we put the property on the market, if it is a FLIP we list it for sale if it is a rental then we get tenants in the property and begin the ongoing management.  I always market properties and similar properties while or before the work is being done so we should have buyers and renters waiting and ready to go.  This step should take 4-9 weeks.

So those are the Five Steps to Indy Turnkey Investing: how any real estate investor can flip their first deal in the next 12 weeks. 

If break this up into Three Phases then here’s what it looks like:

Phase One is Weeks 1-4:

Step One and Step Two should be done, the Educating and Qualifying and the Shopping Step will be done and the Step Three the Purchase should be done or close to done. 

Phase Two is Weeks 5-8:

We finalize the Step Three the Purchase and Enter Phase Four the Rehab and we will be done or nearly done with the Rehab by the end of those phase in week 8.

Phase Three is Weeks 9-12:

The property is fully sale/rent ready and in retail “brand new” condition so we start the Step Five process of sale/rent process at week 9 at the latest.
