How much should a real estate investor make on a flip in the Indy market?

Whether you live in Indy or are investing in the Indy market from out of state, you need to have the right expectations and game plan so in this class I’ll help you see exactly how much you should make per deal in the Indy real estate market.

How much money should I make on an Indy real estate flip?  How much should you pay and make for an Indianapolis real estate deal?

– Realistic expectations for an investor about the Indy real estate market
– How you can flip homes without leaving your house as long as you get the RIGHT team
– A printable worksheet that you can use to evaluate the Indy real estate market as well as any other market as well

To begin with we may have just talked on the phone and either I or somebody on my team sent you this video:
– You got this video because it will help explain to you the process we walk our people through when it comes to doing real estate deals in the Indy market
– If we didn’t talk that’s okay because this video will still help you develop good market knowledge and realistic expectations
– Today we will talk about how to evaluate Indy and other markets as an out of state (or local) real estate investor

Assuming you are a passive investor (not an “active” investor who is involved in the day to day business building, marketing, etc.) then you have two main outcomes: a FLIP or a Buy and Hold.  We break up the FLIPs into two groups:
– Gold Flip = 30-50k up to 100k or more
– Silver Flip = 15-25k up to 30k or more
– The Gold and Silver levels for Buy and Hold will depend on a few individual factors and goals but we also develop that as well so that you know ahead of time what our goals and outcomes should be
– We develop this Gold/Silver grading scale because, even though it fluctuates from time to time, it helps you/us quickly evaluate potential deals and make decisions faster
– Once you know what a Gold/Silver Flip looks like you need to know the specific areas for these deals and how money and time it should take to produce

So when I’m screening a potential investor, I go through the Investor Profile with them and at that time I give them the rough parameters:
– Right now a Gold Flip is about 40k and a Silver Flip is about 20k, for Buy and Hold it is Gold 2% or Silver 1%, these would be 3/2 SFR in these “BLANK” areas and the total all in cost will be about 100k and the turn around time will be about 90-120 days for a Flip or half that for a Buy/Hold
– I suggest we start with a Gold/Silver Flip based on availability and speed of transaction (so I make my suggestions based on what’s best for the investor and what is realistic at the time)
– Once we are clear on the criteria and input, I have a few more questions to ask and if all goes well the investor is on our VIP list and we should have the first “Acquired Asset” in a short period of time, usually days or a few weeks at most

What if I’m not ready Anna?  That’s totally fine and we can put on our waiting list and in the meantime you can get more educated about the market and get your resources together.

This is how you should evaluate every deal in ANY market:
– In any given real estate market you should know the ideal target of a Gold and Silver Flip, where they are, the exact criteria, how much money it’ll take, the turn around time, etc.
– The MOST important part of the equation is your TEAM, you need to have good “Boots on the Ground” so you can do the entire deal from start to finish without leaving your house

– You’ll immediately be able to say: in Dallas I need 200k total to make 25k in 90-120 days and I need to buy 3/2 SFR in THESE areas, and then the MOST important part is your Team’s Grade (A-D) because that will determine everything and how well it goes.
– Now you can take those comparisons and use them with your realtors, CPA, lawyers, lenders, financial planners, etc. and everybody is on the same page with your goals and the plan to get there.  This also helps in setting goals and criteria so you don’t waste time making crazy lowball offers and get a bad reputation, we want everybody to WIN and make as much money as possible.
