How Many Houses Do You Need In Order to Make A Passive Income of $30,000 A Month?

Here’s the exact formula to reach any passive income target.

This is a new series just for OOS PASSIVE Indy real estate investors – Who have at least $100,000 cash, great credit and 3-5 years.
– It call comes down to how you BUILD YOUR TEAM
– Have a specific Passive Income/Equity (L/P) target and Asset Acquisition Plan
– Passive VS. Active Difference: Lead Gen, Lead Conversion and Fanbase Building
– TIME: the MOST important financial decision you’ll make is to create passive income.
– T3 = Team – Targets – Timeline: $30,000/month goal in ONE sentence? (Forever Fund)

The Time Money Relationship passive Income requires either time and/or money.

 There is an inverse relationship between how much money needs to be invested versus time.

What Determines Liquidity? Three Liquidity Sources
1.) Bankers
2.) Investors
3.) Buyers/End Users
At least one of the three must agree on value

What Determines Productivity? The Annual Net is From CLIENTS
– In real estate clients are RENTERS
– Your net income will be based on the rent ratio, costs and debt service
– Production CREATES equity, so we can Collect and Create Equity with real estate

Passive Income Formula: Passive Income = Equity x Production
Equity = Properties being purchased and paid down over time
Production = With 1% houses we should be around 8-10% Production
Income = We can work backwards and set our Asset Acquisition reverse engineered

We target “B-” to “C” areas which Produce 1%
– That is 12% a year
– We should NET from that 70-80% over time = 12 = 8.4% – 9.6%
– If we just use 8% that is the production we use with our equity targets

We target “B- to C” areas which Produce 1%
– That is 12% a year
– We should NET from that 70-80% over time = 12 = 8.4% – 9.6%
– If we just use 8% that is the production we use with our equity targets

Now we know our Target Income AND Production, solve for EQUITY
– $10,000 a month = $120,000 a year
– $1.5M @ 8% = $120,00 a year = $10,000 a month
– $4.5M @ 8% = $360,000 a year = $30,000 a month

Three Ways: Potential Equity MUST Be Converted to Actual Equity
1.) Pay Down Debt
2.) Increase Income
3.) Increase Asset Value

Now we know our Target Income AND Production, solve for EQUITY
– $10,000 a month = $120,000 a year
– $1.5M @ 8% = $120,00 a year = $10,000 a month
– $4.5M @ 8% = $360,000 a year = $30,000 a month

Enough of the fu**ing math class Azam!
So how many actual houses do I need to make 30k/month?
@ 150k/house = 10-30 houses = $1.5M – $4.5M = 10-30k/month
@ 200k/duplex = 7.5 – 22.5 duplexes = $1.5 – $4.5M = 10k-30k/month
THIS is what we base our 1% and Asset Acquisition Schedule on moving forward

Creating a passive income of $30,000 a month is really not that hard when learn it is just a matter of focus, consistency and MATH.
