How any real estate investor can make an extra $5,000 a month by giving away welcome baskets to new tenants…

And they don’t even have to be your tenants.

Here’s a cool way to give new tenants a FREE welcome basket, and make at least an extra $5,000 a month by doing it.  This is something any real estate investor whether you have tenants or not.  Easy Breezy.

How any real estate investor can make an extra $5,000 a month by giving away FREE welcome baskets to new tenants…

 

Today Indy Anna Explains:

– A simple way to help buyers/renters get special deals with local businesses

– How to build relationships by helping local real estate folks out as well.

– How to add at LEAST $5,000 a month inside income from developing and giving away “Welcome Baskets” to new buyers/renters/investors in your area…

Here is what you’ll be doing in five steps:

First, you’ll contact local businesses and tell them you’re putting together a “Welcome Basket” for homeowners, renters, investors and others who just move in and are new to the area. You’ll then let them tell you what kind of a “coupon” they want to include.

Next, you’ll put together this book of coupons, freebies and other specials into a “Welcome Basket” that you will give to new buyers/renters and others, if you don’t have any you’ll talk to your realtors, investors, property managers, and so on and let them give it away to their people.

Now you need to follow up.

Third, you call the business owner and ask them how the coupon-redemptions are going, no matter what they say you can ask them about improving it and seeing how much each “redemption” would be worth. What is it worth for somebody to coming for a free oil change, haircut, consult, etc.

How much is it worth?

Step Four: now that you know how much they want to pay for “X” and how much money they’ll make and, THEY HAVE ASKED YOU FOR HELP, now you can contact any number of companies, one would be a social media management group or a pay-per-click company (there are hundreds of each) and screen them based on the specific industry and the cost they can deliver that “lead” or freemium for.

For example, you have a restaurant that can pay $15 for a “free complimentary dinner for two”, a car dealer who wants to pay $10 for each free test drive seeker, a dentist you can pay $100 for a free tooth cleaning. This is part of something called the Coupon Model, I don’t understand all of it but I get this part and it’s crazy profitable.

Why so much money?

Because when you have given companies like this a screened, pre-qualified appointment with a legit local business who has a budget, a desired goal AND is waiting for you to introduce them to somebody JUST like the company… it is worth a lot to them.

Step Five: so that’s the final step, introduce the company, get paid and follow up to make sure your main business owner is getting their desired ROI. You MUST stay on top of them and make sure that the campaigns are producing, or you find another advertising company.

Because all you need for a campaign to run well is the copy for the ad, a deliverable and a transaction to follow up with. The better defined that process is then the easier it will be for them to make money.

We usually make at least $500 – $1,000 per appointment and we can easily schedule one a day but even if you just did on a week or five a month you could easily make an extra $5,000 a month. Most of the Heroes doing this are making $7,000+/mo.

What about the “Welcome Package”?

Keep it going, it helps build the relationship with the buyers/tenants and investors who help give it away and if anybody does redeem the coupons then it is extra Goodwill for you and the community.

Now after that email…

You got their FREEBIE and then you follow up to see how it is going and how it can be improved.  That conversation ends with an ASK, they want your help with a certain type of lead at a certain price.  You use this Dialog and email to confirm:

Hi there,

Just following up to see how well the “Free Consultation: How to have a million-dollar wedding and spend less than a weekend getaway” is going, from our conversation earlier you had said that you wanted help with a campaign that generated those leads for $200 – $300 is that right?

NOW you take that info…

And you use it qualify your Advertising Company.  They will have the industry, the area and the keywords so they should be able to tell how much those clicks/leads will cost.

EMAIL THREE:

Hi, I have a friend who is wedding planner in the Ohio market, and she needs help generating leads for a “Free Consultation: how to have a million-dollar wedding and spend less than a weekend getaway” for about $200-$300 per lead, so can you do that, or do you suggest a better hook or approach? Thanks!

So that’s it, really that simple, FIVE easy steps

Nobody that is actually doing this is making less than $5,000 a month lol.

So this is pretty easy to do and it will help you get better acquainted with local businesses that you may want to buy or get equity in. This is a great way to make that equity both liquid and productive, which is always our goal.

If you have any questions on this please let me know and I’ll make sure to answer them, these kinds of Models are important because you diversify income and avoid relying on real estate and instead leverage it to build other businesses.

This is how we are paying off houses, cars and more.

We get $500 – $1,500 for the appointment and then usually at least $500 a month in residuals.

So it adds up quick and in 30-90 days we can usually have an extra $5,000+/mo just in residuals.

That doesn’t include the regular on-going deals.
