Here’s a real life 30k flip, breakdown of an Indiana real estate deal. Indy real estate case study?

Indiana real estate investors check this out: this is a real life example of what we call a “30k Flip”.  I’ll go over all the numbers and do a total breakdown for you in this video.

Why this area is seeing gentrification on the rise

The property I’m going to share with you today is in between the Riverside and Highland area on the Northwest Side of Indy Metro, specifically on the northwest side of the Wholesale district. It’s an area that’s seeing some more recent rehabs, and you’ll see what I mean when I give you two comps as well.

In the video I included a map of the area for you to get a better idea of where it’s located.

The property is located at 2868 Indianapolis Ave, Indianapolis IN 46208

It’s listed at $38.9K and seems to be about a $30K flip (from pics- and keep in mind your own due diligence is a necessity!)

While the inside is in need of some obvious rehab work- some of the more expensive/big ticket items have been taken care of recently (according to the MLS description)- the roof and siding are new.

Less than 60% all in.

Now with an ARV around $135K, being ‘all in’ at no more than 60% means $81k. After purchase, closing, and rehab around $30K should be doable.

I had one of our Heroes calculate ALL the costs that would come into play based on the last class with closings costs, we will talk about holding costs later but here is what they came up with for all the costs, so the total profit would be potentially >$45k.

Comps.

Now let me move onto the other two comps so you can get an idea of when they sold and purchase price- 

2842 Highland Pl. Indianapolis, IN 46208 sold in August 2020 for

$145.5k

On the next section you’re going to be able to see the other comp to give you an idea of the area/ARV

2628 Indianapolis Ave Indianapolis, IN 46208 sold in Sept 2020
for $124.5k

Now this area you’re going to see ARV’s run from $100K to around $300K on average. The reason for this most recent gentrification taking place- new economic developments.

Tech Hub.

You’re going to see new restaurants and breweries etc (the usual for these developing areas) but there’s a unique heavy hitter here- a $400M biotechnology park (Tech 16) being built (Indiana Ave).

“If you build it, he will come”- Kevin Costner, Field of Dreams aka If you build a massive biotechnology park, employees will come (…and need a place to live)

What is REALLY needed for this is…

But the BIGGEST secret of all to a deal like this one, or any other deal is who you’ve got here in Indy as your boots on the ground – taking good deals and making them great ones.  That’s why when I screen investors
