Here’s another update on “Brooklyn” we have it fully rehabbed and now the second side was rented over a week before the work was done SCORE!  Now the property is fully rehabbed and fully rented and we’ll go over the exact costs, holding costs, rents, ROI, etc. in the next videos as we move to the refinance.  Follow along and you’ll see everything on how deals like this actually work in the real world.

Update on Brooklyn: The $50,000 BRRRR Duplex deal in Indy
We just finished all the rehab and got it fully rented, here are the numbers.

A few quick reminders on this 50k Indy deal:

– Remember we name each deal with a name that starts with a “B” if it is a Buy/Hold and with an “F” if it is a Flip, this is Brooklyn, so a Buy/Hold
– We have other duplex Bs and Fs as well, each deal illustrates something specific that you can learn from
– This is an update and remember the numbers we are in about 190k total with HML costs, etc. and the ARV is 250k with each side renting for 1k/mo.  Our Hero will be refinancing soon and getting all their cash out and an extra 10-15k as well and the on to the next one as this is rented out.

We are we at right now with this deal?
– We are DONE with the total rehab on one side, I’ll show you the pictures in a second.

– Yesterday, the tenants moved from one side to the new side, and they are VERY excited about getting upgraded everything

– Next, our work begins on the old unit as we bring it up to speed and then we will rent it out, and shortly we’ll be ready for the new appraisal and refinance.

– So, our Hero will be into this less than 200k with 2k/mo so above 1% before the refinance and after about 200k in loans and all of our money out plus a padding and then we’ll move on to the next
