Here’s another real-life example of an Indianapolis real estate deal that any investor can do.  I forgot the pictures lol.  This is a deal we are in the middle of finalizing.

– This is one example of a 20-30k flip in Indy, this is one of several others that are being done right now by investors and Heroes

I’ve been SUPER busy:
– To our investors you have been seeing the updates and completions on many of the other flips, but this is a “public” video so I’ll be going over less info.
– Instead of the actual loan/cost info I’ll be doing VERY close estimates, also this is a deal with a new group of ours so it isn’t final and it is about 50/50 right now.
– So why share this if it is only 50/50?  Because you should also the “bad” side and that it takes screening of deals to do a good one.  This is going to be the first acquisition for this group so I will walk you through every step.

(Then the details of the cost, fix up, closing costs if using HML versus cash, ARV, etc.)

So in summary what did we cover today:
– So with this deal it could be BOTH a flip or a buy and hold:
– As a rental it would rent for X with a loan payment of about Y
– If we or you were to flip it you could make 20-30k
– I also went over costs of the purchase, fix-up and re-sell so you would know exactly what you’re getting with a deal like this.
