How to get free motivated seller leads from dog walkers, Indy real estate investor makes $500/hour walking dogs?

Indy Anna Explains…
– How to find good dog talkers and pet care providers to partner with.
– Five ways to train the to get you good calls.
– Three ways to pay them so they keep producing for you.

Here’s how this works in three steps:
1.) First you screen your dog walkers and build your stable of 77s and people that you want to work with, help grow and build a life long relationship with. The LC will already quit at this step lol.
2.) Now you want to show them how to get calls and motivated seller leads for your business, this will be a side business for them and it can make more money than their core business.
3.) You do the deals with the sellers and leads who call and you pay the dog walker. You want to have a detailed breakdown of how they get paid, and you make sure they are making good money and that they happy. Do this right and you’ll have Income Immunity because these people can bring you deals every week and you’ll never have competition because NOBODY in real estate is doing this.

How to find good dog walkers and pet care providers:
1.) Ask tenants and neighbors in your target areas for recommendations.
2.) Check with local shelters and dog/pet rescue organizations and ask for their best suggestions.
3.) Look for dog trainers and animal trainers in general.
4.) Talk with local vet’s offices.
5.) Screen local pet groomers as well.
6.) Specific sites like,,,, and search for local sites.
7.) Review sites like or and any local ones specific to your target neighborhoods.
8.) Local dog hotels and pet boarding places.
9.) Search local ads on Craiglist and other local classifieds.
10.) Search “dog walking CITY”

You will have no problem finding plenty of dog walkers and pet care providers. I say “dog walking” because that is the most common but this could be for any kind of pet care.
– Now you want to screen them the way we screen all of our people, I’ve already gone over this in many other videos.
– The goal is to build your stable of reliable folks that you want to help.
– Next you’ll explain the situation and show them how to get calls.

How a dog walker can make an extra $100/hour or more, this is what you train them to do. Here are five super easy ways for them to get you calls:
1.) They can put out signs in high traffic areas and since they are walking there regularly they can make sure they stay up.
2.) Also they can talk to the pet owners and get permission to put signs up in those yards because those will not be taken down.
3.) Pass out flyers in the neighborhoods.
4.) They can door knock and leave your Propaganda Package Pieces at target houses.
5.) NETWORKING, this is one of the fastest ways for a good busy bee to make 10-20k almost immediately. You want the kind of person who has a permanently smile and LOVES talking to people, they will know the details of people in these neighborhoods so they’ll know about things like divorce, job loss, vacancies, income disruptions, no equity sellers and much more.

Three main ways to pay dog walker:
– They can get paid per call, click, email, appointment or the equivalent.
– You can pay them per hour, per deal or a sliding scale… before or AFTER closing.
– Also you can arrange to train them and they can get paid more. At first all they have to do is get a call and you do everything else, if they want they can take the call, get buyers, talk to your investors and eventually do the deal themselves if they would like.

Some recent experiments, I had six of Heroes test this and here are the best results and practices:
– On average you will need about 15-20 good 77 dog walkers in order for you to do at least one deal a month.
– The best and most immediate deals are from their “networking” in the neighborhoods, one deal was for $4,000 and the biggest deal was a net of $30,000.
– The number of calls a dog walker needs to get you for you to do a deal is about 40-50 on the high side and 10-20 calls if they do a better job.
– They can make $100/hour pretty easily if they get 10-15 “solid” calls/leads a week.
– You can make an extra $5,000 – $10,000 a month doing this BUT they will need to be producing regular leads and this is usually done by posting 5-10 signs at a time in “Blocks” and then they can recycle the locations every month.

One of the Heroes was so happy and curious that he started walking dogs himself and put out signs, doing it himself he did four deals in month one averaging $500/hour.
