How to get motivated sellers for free from locksmiths and how one real estate investor is making an extra $100,000 a year from this.

Can you make a $100k/year as a real estate investor just by working with locksmiths?
How can you get motivated sellers for free from locksmiths?
How did a Hero make $2k+/week from locksmiths?

So this is another marketing test:
– Sometimes these are Job Killer Experiments (JKX) and other times they are something else
– Basically these marketing experiments are used as a test to see how much money can be made from a group of policies/behaviors
– Today is about how you (or somebody you JV with) as a real estate investor can get motivated sellers leads and deals from locksmiths

Why locksmiths?
– When do you need to change a lock on a property? What kind of people need to change locks? We are looking for locksmiths who work with landlords, property managers, real estate investors, absentee owners, banks/REOs, court orders, evictions, baby mama drama, and so on.
– When the locksmith does the job they tell their client that if they want a cash offer on the property TODAY then they have a “good friend” who can help
– Then we pay the locksmith for every deal we do

How much money can you make? (if this worked in your area, which it doesn’t and won’t)
– I have a group of locksmiths that are pretty good, I counted before this video and it is about 16-18 that are sending me deals on a semi-regular basis, the most money I made was $25,000 and I paid the locksmith $5,000
– In other tests we needed 30 or more, as a safe number our Heroes try to work with at least 50 and that should produce at least 1-3 deals a month which should be at least $7,000 – $10,000 a month
– One Hero is making a consistent $2,000 – $3,000 a week from his small group of 25-30 locksmith, @30 locksmiths that means he is making $100 for every locksmith in his Fanbase

If you were making $100 a month for every locksmith in your Fanbase, how many would you want? You see how cool this is? Okay so how do you do it:
– Search locksmiths and related terms like “change my locks Indy” or “Best locksmiths in Chicago” and do this at Google, Bing, Yahoo, Yelp, Craigslist and anywhere else
– Then email them and call them and have “A Beautiful Conversation” as always, keep in mind that nobody will actually do this so you’re ahead of all the LCs
– You need to help the locksmith understand exactly how to introduce you to their people and clients

This is the BIG secret because it really helps if you have what Azam calls a HOOK:
– For example our locksmiths say stuff like “My friend Anna has the number one channel for channel on YouTube for Indiana real estate” or “My good friend Anna has built the world’s largest group of special needs business owners and real estate investors…” Or “My homey Anna is building the group of black special needs business owners.”
– Having something like that to say really helps, many of the calls we are getting are from months ago and people will say “I heard about the work you’re doing and I knew if I needed help selling this house or with anything else I would call you!” and they have gone through my videos, books and other Compliance Curve material before we ever talk
– I know a lot of people are terrified of talking to strangers, but if you follow my directions correctly you’ll love it and you’ll know that the next time you talk to them they will love you OR when you build this right the first time you talk to somebody they will already love you

All of our Heroes who do this will use a Hook of some sort…
– If you are one of my Bird Dogs then you already have a series of Hooks from me that you can use, you can benefit from all my Compliance Curve material
– You can also develop your own but just make sure it turns heads or you’ll lose the effect and benefit the HOOK means that it stays in people’s minds it is HOOKED in there
– The better this is the more a person like a locksmith will brag about how they know you, and that will get you out to more and more people. Right now I have about 10-15 locksmiths going out and everyday and spreading the word for me, why? Because it helps them look good to be connected to “Indy Anna: the woman who built the largest organization of special needs business owners in the world.” They leave behind a laminated one-page flyer from and if you want that flyer FOR free just go to at the link below.

Plus, nobody else is doing this.
– In my “realtor consulting” business two of the realtors said they “heard of that before” so I asked them how many people they think are doing this and they said “Probably a lot”. I bet them each $10,000 that there was not a single real estate investor, realtor or anybody else in the entire Midwest that was doing it this way. They declined LOL.
– Nobody does this stuff, they are LCs about it and I know that sounds harsh but I know what Azam meant now because it is super easy to go from zero and make $10,000 a month if you just follow basic steps at
– So YES you really can build a six figure real estate business just by working with locksmiths

So remember:
– Screen locksmiths like anybody else and make sure you build your Fanbase of 77s
– Then help them understand the best way to introduce the “cash offer” and you (with your Hook) so that it benefits them and makes them look good and make sure you leave-behind is not something to throw away. Nobody throws away magnets, laminated stuff, gift cards/certificates, ribbons/awards, pictures of their family, and so on.
– Then make sure to the locksmith is following the checklist and making MONEY
