What exactly does “Turnkey real estate investing” mean?  There are different definitions but for now we will define “Turnkey” as:
– You invest in real estate without having to leave your house, you just write checks and your boots on the ground do everything
– Your team/company that you work with will find the properties, purchase, rehab, market, rent or sell and then continue to manage the property for you
– Generally these are for Buy and Hold, long term rentals – not usually for flips

A lot of people have been asking me about this and if we can do this for them.
– I’m still pretty new at real estate as it has only been a few years, but Azam and others on the team have managed several hundred properties and even 1,000+ and they have much more experience on this.
– I probably have 50-100 deals like this that I’ve done and am running/managing, so I’m picking up the momentum lol
– So right now I’ve been helping investors do these deals more, from SFR, duplexes, multi-family and a few apartments as well

There are a few “Indiana Turnkey” companies, but many investors are unhappy with their experiences and several have been asking me for help.

From my conversations and experience here are some of the big problem with “Turnkey” companies:
– Often there is bait and switch involved, so there are many hidden fees that you won’t know about or notice until after it is too late and you’ve signed contracts that make it hard to switch companies and that is IF you knew the market well enough to know who else to work with
– Many of these companies are getting “deals” by spamming people and other illegal (and/or soon to be illegal) methods and they are NOT helping the communities or providing value to their areas, this comes back to haunt the investor as I explained in m Win/Win videos
– You’ll also see that for the most part there isn’t a specific tailored plan of wealth building or “Asset Acquisition Schedule” (like we use) that is designed for the individual investor, instead they just want to close the deal with a warm body who can start making the monthly management payments
