Can I find Indy real estates deals for 50k that have over 60k of equity? Yes, here are real life examples.

First of all, THANK YOU again for making this channel the number one channel for Indiana real estate on YouTube according google analytics and SocialBlade info for BigReia.com.

This is a quick video I made about  a Hero’s experiment…

Where’s an area in the country (like Indiana) that I can still find real estate deals to get for around $50-75K, with $35-50K for rehab and end up with an ARV around $100-150K?

Indy Ann explains;
– Are these deals still available in the Midwest
– Where to find these deals if they do exist
– Examples of these deals and ONE secret detail

So this question came in from someone and we wanted to make sure and answer it directly clear it up in our most ‘Hoosier hospitality’ way.  ; )

There are some great answers to this, but I wanted to make sure our friend knew a few more details about a Midwest gem that might have  been overlooked.  This is about real estate investing specifically in Indiana.

I do deals in Michigan and Ohio as well, and those are great places too.  So don’t get me wrong when I talk about Indiana because I love other areas to invest as well, but there are a few things to know about before you set out on your first OOS investment (and congratulations!) anywhere.

Why invest in Indiana real estate?

– Indiana is more landlord friendly AND usually better with taxes (even from a basic end user POV, sales tax is less in Indiana for example)

– Indiana and Michigan are some of the only states where you can still find 2% houses.  A “2% House” is a house that rents for 2% of the purchase price.  So a $30,000 house that rents for $600 for example.  

– There’s more economic growth happening in general with Indy than other Midwest areas.  I’ve done a completely separate class before on the reasons Indy is quickly becoming a Midwest tech hub and National headquarter location for many businesses.

Indiana has areas just like most every other state in investing class. 

What’s special is our average purchase price point, end user needs, and landlord friendly laws, among other things:

–  Class ‘A’ areas aren’t going to be the answer to the question asked.  Places like Carmel, Geist, Zionsville generally speaking are not going to be your target areas.  Yes there are some streets here and there (like Homeplace in Carmel) that you can do deals but for the most part you’ll stay out of Class A areas.

– Class ‘B’ areas and into class ‘C” areas are going to be where this ‘sweet spot’ is for your first  investment goals that you described in the question.  These are areas like Haughville, Bates Hendricks,
Irvington, Broad Ripple, Franklin, Speedway, Avon, etc.

What’s so special about those Indiana houses?

First of all it took me less than five minutes to find them right off the MLS.  I’m doing deals like this everyday and to the right investor they are gold.

Each of those was listed for right around $50k and they have an ARV of $150k or more.  Also they need less than $25k of work.

Those are exactly the kinds of deals in the question.

Okay, and that big secret I mentioned earlier?

Here’s that BIG secret about Indy real estate investing…

– The MAIN factor will be who you work with and the boots on the ground.  If you can’t or don’t want to be here personally, and being a true OOS is the end goal- having your go to Indiana person is going to be key

So to recap- YES being a first time OOS investor in the Midwest is totally possible given the  numbers asked about.  I gave you reasons as to why Indiana would be (and is far many an OOS) their ideal investing location AND I made sure to bring some example deals for you to see exactly what I’m talking about.
