How to invest in Indiana real estate from out of the state?  Here’s a real life $70,000 BRRRR and/or Flip deal in the Indy market.

Indianapolis real estate investing for out of state investors:
Indy duplex $70,000 Flip or BRRRR Deal – A Real Life Example and Deal Dissection.

How to recycle the same money to buy 10 properties and how Indy duplexes that will make you $10,000 a month in passive income over the next 3-5 years.

This is the first episode on the Deal Dissection Series for Brandon, the Buy/Hold and BRRRR deal in Indy that is a duplex.  We just closed on it so now we’ll walk you through every step of the process as we bring it to market.

– Here’s a real life example of an Indy duplex deal, here are the numbers. pictures and upcoming updates so that you can follow along the entire process from A-Z
– How you can use duplex properties like this to create a passive income of $10,000 a month over the next 3-5 years
– This is a real life example of the BRRRR method where you recycle the same money to do multiple deals. I’ll dissect one deal for today because they all work just like this: Self Similarity.

So we have a number of deals like this that we are working on, but instead of going through all of them I’m going go through just one example so you can see it from start to finish:
– This property is a duplex (we’ve talked about why we’re doing duplexes in this price/area in other classes) and it was bought for $160k and will take about 80k of rehab work
– So we have an all in cost of about 240k we have an appraisal at about 358k
– The money down was about 9k and in this case hard money was used so are going to refinance quickly, but with these numbers we have a few different options

A duplex with a cost of 240k, a gross income of $2,400 a month ($1,200 each side) and an appraisal of 358k, we have a few options:
– First we can refinance at 80% and get 286.4k, this means all the 9k down comes out and we can move on to the next deal (this would be a BRRRR example, recycling the same money over and over again to more and more deals)
– Or we can convert the duplex into a SFR (Single Family Residential) and sold for about $360k and a quick profit of $60k+- but it would be the ‘biggest and best house on the block’ which isn’t what we usually suggest
– We can also refi for an amount LESS than 80% and get more monthly cash positive faster because the payment (the debt service) will be less

I’ll include some pictures so you can see the entire process of before and after:
– If you guys want I can include other snapshots of financials and closing docs so you can see exactly what the money payments and other costs are as well
– We are going to start the rehab immediately so these pictures are the before pictures and then I’ll make updated videos over the next 30 days as we move towards refi, renting the property and then the cash out and the next deal
– These deals will take 3-5 years before they cash flow, so you need to keep that in mind please because after that period these are the exact kinds of deals that help to create the passive income of $10,000 a month

Okay, so this an example of ONE kind of deal that we help our people do, these are long term deals that allow you to build your passive income portfolio:
– We have several other deals identical to this one and maybe later I’ll include those details as well but they are nearly identical
– We also have standard SFR deals like this too but I got so many question from my last videos about how this would work with duplexes and getting 1% for 200k range deals so I made this one, the goal here for each of our investors and Heroes to do several of these and build your portfolio, in this case: 9k down, 160k cost, refi at 286.4k with payment of about $1,400 and incoming rent of about $2,400, now you have 46k cash out (37k more than you put down) and now we recycle the same money for the next one.
– So stay tuned and you’ll see everything, all the work, the updates, the costs, the payments, the profits, the rent, the total closing costs, the cash out, how we get these properties rented and managed, how to get ALL of your money back and do the next deal, etc.

So you’ll see the entire process and as always if you have any questions or if you want to see if you’re a good fit to do deals like this and create passive income over the next 3-5 years, then you should have at least 100k and good healthy income to start with.

So this COULD be a 70-90k Flip but it is NOT because as we talked about in the Money Class you want EQUITY and Buy and Hold so any time we do Flips it is just to get better at the Buy/Holds. Also keep in mind that sometimes we acquire 3-5 Buy/Holds and then we do a Flip to pay for the negative cash flow. These are the kinds of things you need to know you can count on your team to do for you…
