15 ways real estate investors can make an extra $5,000 a month with billboard investing, zero down, no loans and get free billboard space?

15 ways to make money investing in billboards zero down, how to get free billboard space and more.

How do I get started in billboard investing?
Can you invest in billboards with no money and credit?
A BIG secret that BigReia.com invented so you can get FREE billboard space?

There are three basic steps to start making money with billboards:
– First you need to own or control a billboard
– Second you need to build your list of Providers (advertisers)
– Third you connect the advertisers with billboards and other business-growth, lead generation methods

To own/control a billboard, here are three ways to create one:
1.) If you have vacant land you can rent it out to a company and they can build a billboard on your land and pay you.
2.) You can find vacant land for a billboard company and help them get a sign up.
3.) You can find or have vacant land and build a “ghetto billboard” on the side of a barn, on large wood, and so on. You basically make a really big sign. This works best when doing lead gen for your own companies.

To own/control an existing billboard here are three ways to do that:
1.) Work with a media company or a current billboard company who has a vacant, available billboard.
2.) Work with media brokers and billboard companies (I’ll list several for you later) and have them send you their inventory.
3.) Have owners and media companies keep you as their 911 to deal with “bad tenants” and other vacancy issues (this is by far my best source and I’ll tell you why below)

Those are six ways to GET a billboard, now you need to build your list of advertisers (Providers) here are the FIVE ways that are pulling best for us now:
1.) First use the sign advertise “Rent this Space”. Many people are doing this already if you are working with them then you want to get the previous calls because you can usually do deals even if they were “bad” leads.
2.) Go in a 5-10 mile radius and call every other advertiser on surrounding billboards. If they are happy with results they can create more if they aren’t happy find out why and see how you can help them.
3.) Go to local businesses nearby that can say something like “Fireworks Next Exit!” This has been a good source of leads for our other deals as well.
4.) Search Google and contact adwords advertisers (the “sponsored link” or “advertisement” results) for specific keywords and areas that your billboard would be good for.
5.) Send a letter to EVERY current/past advertiser and potential advertiser. This includes classifieds, local businesses, billboard advertisers and so on. More on this below.

When sending the mail:
– Do not pay for it, you’ll have the company you are working for pay for it.
– There are certain things to include in this letter that I will outline for you, this is why people are asking us for help because this letter can produce 5-7% response rate or better.

Here’s how the letter starts:

30,000 people a day are passing this billboard…
… You can rent it for $1,500 a month.

Do some quick math, how many calls do you need to get a client?

Now how many clients do you need to make $1,500?

Now you should know exactly how many calls it would take for this billboard to pay for itself. So I’ll tell you what, give me a call and we’ll talk for five minutes and I’ll get to know your business, how many calls and leads you need and how well you can handle volume and then…

(if you are a good fit)

I will personally GUARANTEE that you will get the number of calls and new, fresh leads that you need to make your money back.

Yes, that’s right, in fact I’ll even sign a contract that says if you don’t those new leads and customers then I you don’t pay a single red cent for the billboard. I’ll pay for everything…

(It goes on and then I include a picture of the billboard and a map with a dot for the location)

End of letter…
– So it goes on like that but the GIGANTIC hook there is that I guarantee results, so what happens if they don’t get the leads?
– Well I’ll use other things like signs, JV, and so on to make sure they still make money and I tell them all this up front.
– The main thing is that once I know the business and we know the numbers I won’t work with them unless I know that we can deliver, one way or the other.
– This is why these media companies are sending us so many leads and why we can close deals where they can’t, because they aren’t willing to guarantee the results.
– You should go through Azam’s signs class and our other sign classes because once you do a few deals you’ll have the confidence in knowing that you can do a good lead gen for just about any business with just signs.

Okay so that was SIX ways to get billboards and FIVE ways to get advertisers, now here are three ways to do the last step: Connect the two make money:
1.) If any advertiser rents a billboard you can get paid up front or every month, this will be anywhere from $1,000 – $3,000 usually.
2.) You can get paid residuals every month or quarter just like with a regular tenant.
3.) You can get paid from the media company up front, and residually AND also from the advertiser on a performance basis with how many leads/clients are generated.

That last seems like the best right? It is, but there is ANOTHER BONUS way to make money with billboards:
– As a real estate investor wouldn’t it be great to have a “Indy Anna buys houses CASH any location, any condition” billboard up?
– Wouldn’t it be great if it didn’t cost you a penny?
– You can do that, I’m in the middle of doing my first deal like this right now. Others here have done this before the WBE and BigReia.com team invented this, but it is new for me.
– To do this you take all the same steps as above but you get the advertiser and TRADE it for billboard space. So you can rent one or a few billboards out and get your own. Or rent out one side or half of one side and get the rest with your message.
– You can also take your free space and rent it out yourself. So that is number 16, the extra bonus one because 15 was getting a space for you for FREE, 16 is renting that space out lol.

This will help your dialog and it will help you get to know business owners.
– The number one reason to do this is so that you understand how business owners (usually mistakenly) look at marketing.
– Once you are talking about lead generation, consumer sources and creating new clients and building their Fanbase… the conversation can go anywhere and they’ll want your help with every thing they do.
– I have gotten at least 10 consulting and residual offers from doing this and the “Have you ever advertised on a billboard?” is such a great opener.
– This has also been great for our Heroes to learn the basics of how advertising is valued and how valuable eyeballs are to advertisers.
– Most important this will help with your DIALOG, which is the only thing you need to get this going. This is a simple way to create a side income of $3,000 – $5,000 a month and even much more.

– The Outdoor Advertising Association of America at OAAA.org has many metrics ratings and reports on billboard ROI.
BillboardInsider.com – has listings of billboards for sale, rent metrics and comps.
SignValue.com – also has listings for sale and state-by-state breakdowns of values of market rents.
OutdoorBillboard.com – also has listings for sale and other info on billboard ROI and investing.
BillboardLoans.com – they have a LOT of information regarding billboard appraisals and values and rent rates as well loan info.
BlueLineMedia.com – they have listings of all kinds of billboards like the large “normal” ones, the smaller ones, the digital billboards, the ones on the sides of buildings, the rotating ones and much more. They also have estimate views per 1,000s of people passing the billboards.

I never thought I would have a billboard business this successful but it has been really easy, why is this so easy?
– The next time you see a billboard ask yourself if they are tracking the reply or response. They almost never are.
– So when you talk to people about producing REAL results they are all ears.
– Nobody cares how much things cost if they know they can make much more and so that is the conversation we focus on. It has amazed me how many billboard tenants have been paying a media company for decades and they never tracked how much money they were making and the media company or owner never bothered to make sure it was profitable for the tenant. Make friends and everything else is easy.
